The Witch Well Ranch is a working cattle ranch consisting of a total of +/- 24,036 acres of deeded, state lease, and private lands with a grazing capacity of 266 CYL. The ranch is perimeter fenced with two main pastures and two traps. There are five main wells equipped with Grundfos pumps. Three pumps are on solar and one is ran by generator. Additional seasonal catchments provide additional water sources. The improvements include perimeter fencing, dirt tanks, water storage tanks, livestock drinkers, and working corrals. Topography is tree covered gentle, rolling hills, ridges and open valleys. 

Location: The Witch Well Ranch is located in Apache County 25 miles north of St. Johns, Arizona on Highway 191. Schools and services are located in the small town of St. John’s, Arizona within a few miles of the ranch. The larger community Show Low Arizona is approximately 45 miles from the ranch. 

Land Tenure: The acreage includes 976.16 deeded acres; 2,560 acres of ASLD Lease; and +/- 20,500 acres of deeded grazing rights on adverse private properties. 

Vegetation: The ranch is located between 5,800 and 6,300 feet in elevation in a juniper/pinyon pine first habitat with open grasslands, ridges and canyons. Browse and grass species consistent with Central Arizona juniper forest habitat are diverse and plentiful providing excellent feed for the entire year. A few of the grasses and browse species on the ranch include: Grama grass, Foxtail, Squirrel Tail, Blue Stem, Western Wheat, Indian Wheat, Gaietta, Tobossa, Foxtail Barley, Winterfat and Chamise. 

Precipitation: Average annual precipitation is 12 inches of rain per year. Occasional snows occur during the winter averaging 20 inches per year. 

Elevation: Ranges from 5,800’ – 6,300’ 

Improvements: Improvements consist of fences, corrals, dirt tanks, storage tanks and livestock water tanks. The Witch Wells West pasture has two newer sets of corrals complete with squeeze chutes and loading facilities. The Witch Wells East pasture has two functional sets of corrals. 

Water: The ranch is well watered by a system of dirt tanks. All the dirt tanks are in excellent condition and have been regularly maintained.

Cattle: Cattle included in the sale are 70 pairs of quality crossbred cattle, 10 high quality bulls and residual steers from 2020 crop. Cattle to transfer pending closing on or before November 15, 2021. 

Additional information: This is a working cattleman’s ranch. It is a well-maintained, operating cattle ranch with easy year-round access. Feed and water are plentiful. In this cow-calf operation, bulls remain on the herd year round and calves have consistent weaning weights averaging 500 pounds.
