The ranch is perimeter fenced with over 14 dirt tanks throughout. The ranch carries 300+ CYL including a state grazing permit allocated for 72 adult cattle year around. The improvements include perimeter fencing, dirt tanks, water storage tanks, livestock drinkers, and working corrals.
Topography is tree covered gentle, rolling hills, ridges and open valleys.
Location: The Pineveta Ranch is located north of I-40 and west of Ash Fork, Arizona. The deeded acres consist of several different parcels that encompass the dirt tanks providing water for the ranch. Schools and services are located in the small town of Ash Fork, Arizona within a
few miles of the ranch. The larger communities of Flagstaff and Prescott, Arizona are approximately 50 miles east and south of the ranch respectively.
Land Tenure: Twenty four separate parcels make up the +/- 483.64 deeded acres. These parcels were strategically obtained by the current owner throughout the ranch for livestock watering and ranch management purposes. The majority of deeded parcels contain dirt tanks that are critical to the overall operation of the ranch. The 5,640.27 acres of state land is calculated at a carrying capacity of 72 adult cattle year long. Vegetation: The ranch is located at 5,000 feet elevation in a juniper/pinyon pine first habitat with open grasslands, ridges and canyons. Browse and grass species consistent with Central Arizona juniper forest habitat are diverse and plentiful providing excellent feed for the entire year. A few of the grasses and browse species on the ranch include: Grama grass, Foxtail, Squirrel Tail, Blue Stem, Western Wheat, Indian Wheat, Filaree, Bear Grass, Gaietta, Tobossa, Vine Mesquite, Foxtail Barley.
Precipitation: Average annual precipitation is 13.9 inches per year. Occasional snows occur during the winter averaging 8.4 inches per year.
Improvements: Improvements consist of fences, corrals, dirt tanks, storage tanks and livestock water tanks. No other improvements exist.
Water: The ranch is well watered by a system of dirt tanks. All the dirt tanks are in excellent
condition and have been regularly maintained.
Wildlife: Mule deer, bear, mountain lion, elk, coyote, quail and javelina.
Property Taxes: $582.42 for 2020
Cattle: Cattle are available by separate treaty. The owner is currently offering 175 cows and 20 bulls of Charolais breed.

Owner operates a cow-calf operation stocked with charolais cattle.
