The FX Ranch is located in Central Arizona near Prescott and Sedona. Description: The FX ranch consists of private land, a USFS allotment on Mingus Mountain, BLM allotments and a State of Arizona grazing leases along with low populated adverse grazing. With a total carrying capacity of 250 CYL, this ranch has easy access by paved highway and good dirt roads and is in close proximity to amenities such as building and equipment wholesalers, veterinarians, agency offices and the Prescott Livestock Auction reducing transportation costs to enhance profit margins. Hospitals, schools, grocery stores, entertainment districts, and restaurants are in close proximity. United Airlines provides commercial air service from Love Field in Prescott.
The feed on the ranch is excellent and varied. Elevations on the ranch range from approximately 4,400’ along the Agua Fria River to 7,800’ on Mingus Mountain. The varied terrain and elevation creates a multitude of vegetation and browse for grazing . Vegetation consists of intermixed grasslands with chaparral and riparian areas along the Agua Fria River and Galena Gulch to ponderosa pine and oak habitat on Mingus Mountain.

Water: Domestic and livestock water at the headquarters is from one domestic well and a large dirt tank. Livestock water on the ranch is from several springs and seeps, dirt tanks and the Agua Fria River. The stretch of the Agua Fria River through the ranch is reported to typically have water year-round, although it can get low in areas during the hottest part of the year. Water on the USFS Mingus Mountain allotment is from springs, dirt tanks, and Ash Creek.
Improvements: The main home is 3,286 s.f. block and wood frame home that was built in 1984 and recently remodeled in 2022-2023. This two story log home contains a basement, has three bedrooms and 2.75 bathrooms with attached decks and patios. The guest home is 1,008 s.f. that was built in 1994, it has two bedrooms and an attached porch. Located on the state lease immediately adjacent to the deeded land is an 1,872 s.f. enclosed barn with stalls and attached covered shade along with horse pens with shades, other storage buildings and the ranch’s main corrals. Precipitation: Average annual rainfall is 16 inches per year. Occasional snows occur during the winter. The average annual snowfall is 12 inches per year.
Temperatures: The FX Ranch is a beautiful and unique place. This ranch experiences mild climate with four seasons. Summer average temperatures range from high 90’s to the mid 70’s. Winter average temperatures range from high 60’s to lows in the 30’s.
Geography: Rolling hills with gentle topography, intermittent canyons and steeper slopes on the higher elevations of the allotment.
Forage: The primary livestock forage species include blue grama, sideoats grama, black grama, mountain muhly, pine dropseed, junegrass, mountain mahogany and turbinella oak.
Wildlife: Mule Deer, Elk, Bear, Turkey, Mountain Lion, Coyote, Quail and Javelina.
Comments: This is a working cow/calf operation that is easily accessible from both Prescott and the Phoenix Metro area. The current headquarters on 12.6 acres along the highway would make for an easily accessible full time spot for either owner occupancy or for a manager/ caretaker. The 19.59 acre waterfall deeded parcel east of the headquarters is surrounded by the ranch’s state and BLM grazing leases.
